What makes Sacramento duct cleaning different

Why does the same house dust up again by February? Usually the answer is the duct layout, not the filter. Sacramento's housing stock spans a full century. Pre-1940 bungalows and Victorians in the central grid and Land Park often ran gravity furnaces once. Those conversions left odd sheet metal in tight crawlspaces. Returns are undersized. One central grille does the work of three.

The Pocket, Tahoe Park and south city are different again. Those 1950s–60s ranch tracts use ductboard plenums with metal branches. Attics are shallow. Access is through a hall hatch, often over insulation. Newer east-side infill runs flex, which is easier but sags at the boots.

River-adjacent crawlspaces run damp through winter. Damp crawl air plus cold metal means condensation on the exterior of ducts. We check the pan, the liner edges and the boot seals before anything else. If a liner is shedding, cleaning it is the wrong call and we will say so.

Street trees matter here too. Elm, sycamore, mulberry and oak shed into open windows all summer. Add downtown traffic particulate and the December–January valley inversion load. Older homes with window-open habits pull far more into returns than sealed newer stock does.

Frequently Asked Questions

  1. My house is a 1920s bungalow in the central grid with a converted gravity furnace — can the ducts even be cleaned?

Usually yes, but it's a different job than a modern system. Gravity conversions tend to have large old trunks with smaller branches grafted on, and much of it sits in a tight crawlspace with barely room to work. We check access points first, because older sheet metal sometimes has seams or taped joints that won't tolerate aggressive agitation. If a section is too deteriorated to clean safely, we say so rather than push air through it and make a mess inside the house. Undersized returns are common in these homes too, and that's worth knowing even if it's a separate conversation from cleaning.

  2. Why does my Pocket-area ranch house get dusty again so quickly after a cleaning?

Two things usually drive it. First, many of these 1950s and 60s tracts have ductboard plenums with metal branches running through shallow attics, and ductboard sheds fiber and holds dust on its surface in a way bare metal doesn't. Second, if you're a windows-open household in summer (a lot of Sacramento homes are), your return is pulling in street dust, pollen and whatever the elm and sycamore canopy is dropping. Cleaning resets the system. It doesn't change what's coming in afterward. Sealed newer homes on the east side don't reload as fast.

  3. What usually goes wrong in Sacramento ducts that you find on the job?

Near the river, damp winter crawlspaces are the recurring one. Ducts running through that air can pick up moisture, and insulation or flex jacketing sometimes shows it. In the older central and Land Park homes it's crushed or disconnected branch runs in crawlspaces, because the clearance is so tight that anyone who's worked down there has leaned on something. In the shallow-attic ranches it's deteriorated ductboard at the plenum and branch takeoffs pulling loose. Newer flex installs tend to have sags and kinks where long runs weren't supported. None of these are unusual. They're just what this housing stock produces.

  4. How fast can you get out here, and do you ever do same-day?

Same-day happens, mostly when there's a cancellation or you're flexible on the window. Otherwise a few days out is typical. December and January are our heaviest stretch. Valley inversion sits the particulate load down low, people notice the dust and the furnace smell at the same time, and the calendar fills. If you're trying to get a crawlspace system cleaned during a wet week, tell us when you call. We may sequence it differently so we're not tracking a damp crawlspace through your house.
